2330 Broadway Stands Topped Out Over The Upper West Side

The vertical pace of construction on 2330 Broadway in the past three and a half months shows a remarkable sense of progress. The reinforced concrete edifice now stands topped out at 18 stories tall and will eventually open as a senior living facility on Manhattan’s Upper West Side. Designed by SLCE Architects and developed by Welltower, Inc. and Hines, the 230-foot-tall building will yield a total of 162 residences that will be spread across 109,315 square feet, averaging 674 square feet apiece. YIMBY last reported that the supportive programming will specifically focus on providing memory care, while half of the units will be reserved for seniors with memory and cognitive disorders. Broadway 85 LLC is the owner and Hunter Robert Construction Group is the general contractor for the project, located at the corner of Broadway and West 85th Street.
2230 Broadway is depicted to be wrapped in large stone blocks on the first two levels, followed by a light-colored and warm brick surface with groups of two-story rectangular segments interspersed with dark spandrels. On top will be mechanical systems hidden from view behind black metal grilles. A canopy is shown to hang over the main entrance and sidewalks facing Broadway. Inside will be double-height amenity spaces that include a spa, a homeopathic care center, a bistro for residents, and a rooftop garden.
A completion date for 2330 Broadway is posted on the construction board for next spring.

191-201 Sherbourne Renewal and Infill to Unify ‘Tower in the Park’ Residential Complex
Situated in the east end of Downtown Toronto, 191-201 Sherbourne Street contains two residential rental buildings and is currently underdeveloped in its present form. The project involves both the major renewal of the existing 1973 towers and two new infill developments which will better optimize the site. The new structures will add 313 purpose-built rental units and additional residential amenities to the existing 596-unit “tower in the park” residential complex.
The first phase of the project involves a major renewal of the existing 17- and 23- storey towers. As part of Phase 1, the façade revitalization will modernize and strengthen the integrated residence complex when the second phase is eventually built. Phase 2 includes a 15-storey infill tower that will be built between the two existing apartment buildings as well as a stepped 4- to 7- storey building at the southeast corner of the site. The infill development will efficiently optimize the use of land and infrastructure while contributing additional rental housing. Though the existing towers are not heritage designated, the design preserves and celebrates the original brutalist design.
An official plan amendment and zoning by-law amendment application for Phase 2 has been submitted to the City this past month.

I spent the past 11 years as a marketing director, I have the chance to travel the world and meet and know our customers all over the world. As I know our industry can be very hard to manage the cash flow as the project payment is a changeling part. After all these years’ management experience, i know, if we want to expand our team and able to keep our team together, it is very important to maintain the account healthy. Today, as I manage this startup company, it is even more important. Again, this is a challenge that most new entrepreneurs face when starting a business.
Fortunately, we work with great customers who are willing to help me to grow.
We would not be able to run Flower’s Dream Studio without these valuable customers. I’m confident that I can use the resources and knowledge I gain from each project to provide consumers with more and more amazing designs in the future.
During the pandemic, most of us are working from home, we realize we no longer has to work at the office, but also work anywhere. Our essential workers do not have this luxury during this unprecedented time. Let’s keep them in our thoughts.
